Summary:
This is a request to accept the dedication of land for public easements for the final plat of Asbury Centre, 4th Plat. The final plat reestablishes lot lines for two (2) lots to accommodate future development of the existing commercial center located at the northeast corner of W. 158th Street and S. Brentwood. An associated rezoning and preliminary site development plan (RZ23-0013) was recently approved in May 2024. Lot 5A is proposed for the construction of a 650 square foot building for Caribou Coffee and Lot 5B will be a future commercial use.
This plat will dedicate a 30-foot expansion of the existing 10-foot utility easement (U/E) along Hunter to align with the adjacent property to the east. All other easements are as previously platted and no additional right-of-way is necessary
The plat is not subject to excise taxes as it is a replat of previously platted property.
