Summary:
This is a request to accept the dedication of land for public easements for the final plat of Villas at Hilltop Farms, Second Plat. The final plat establishes lot lines for 19 lots and 11 tracts to accommodate the development of 19 multifamily triplex buildings. This is a replat of the first phase of the Villas at Hilltop Farms subdivision and this plat will remove the lot lines between each triplex dwelling unit established by Villas at Hilltop Farms First Plat. An associated rezoning and preliminary plat (RZ22-0003) was previously approved, and this final plat is consistent with the approved plat.
This plat will dedicate new utility (U/E), sanitary sewer (S/E), and drainage (D/E) easements.
The plat is not subject to excise taxes as it is a replat of previously platted property.

Action Needed:
1. Accept the dedication of land for public easements for the final plat of Villas at Hilltop Farms, Second Plat (FP25-0014) (majority vote of the Councilmembers present required).
2. Reject the dedication of land for public easements and return the plat to the Planning Commission for further consideration with a statement specifying the basis for the Governing Body’s failure to accept the dedication (majority vote of the Councilmembers present required).
