Summary:

The following item is a request for approval of a final plat for Villas at Deer Cove on 34.69 acres, located southwest of College Boulevard and Cedar Creek Parkway. The plat will establish 39 lots and 8 common tracts for a 78-unit duplex development with a clubhouse amenity. The property was rezoned to the CC (Cedar Creek) District in February 2026 (RZ25-0017) and is categorized under the Mixed Use - Suburban Center subdistrict of the Cedar Creek Area Plan.

 

The plat dedicates utility (U/E), Public Utility (PUB/E), and Drainage Easements (D/E) and dedicates right-of-way for three cul-de-sac streets within the development.  The final plat is consistent with the preliminary site development plan associated with the project (PR26-0010) and complies with the requirements of Cedar Creek Area Plan.

 

This unplatted property is subject to the street excise tax of $0.215 per square foot of land area and a traffic signal excise tax of $0.0098 per square foot of land area.
