Summary:
This is a request to accept the dedication of land for public easements and public street right-of-way for the final plat of 175th Lone Elm Center. The final plat establishes lot lines for 1 lot and two (2) tracts to accommodate the construction of a cold storage facility for Lineage Logistics. An associated rezoning and preliminary plat (RZ25-0007) was approved in September 2025 and this final plat is consistent with the approved plans.
This plat will dedicate new utility (U/E) and sanitary sewer (SS/E) easements. A tree preservation (TP/E) easement is being dedicated along the northern property line. All roadways within the development will be dedicated as public right-of-way and an additional 20-feet of public right-of-way is also being dedicated along Lone Elm Road.
The plat is subject to a street excise tax of $0.215 per square foot of land and a traffic signal excise tax of $0.0098 per square foot of land area.

Action Needed:
1. Accept the dedication of land for public easements and public street right-of-way for the final plat of 175th Lone Elm Center (FP25-0033) (majority vote of the Councilmembers present required).
2. Reject the dedication of land for public easements and public street right-of-way and return the plat to the Planning Commission for further consideration with a statement specifying the basis for the Governing Body’s failure to accept the dedication (majority vote of the Councilmembers present required).
