Request for the acceptance of the dedication of the land for public easements and public street right of way for a final plat for Hilltop Farms, Second Plat (FP25-0028), containing thirty-seven (37) lots and one (1) tract on approximately 13.38 acres, located northwest of W. 175th Street and S. Mur-Len Road. Ridgeview Road. Planning Commission approved the plat 6 to 0.

Summary:
This is a request to accept the dedication of land for public easements and public street right-of-way for the final plat of Hilltop Farms, Second Plat. This final plat establishes lot lines for thirty-seven (37) single-family lots and one (1) tract and is the second phase of the single-family portion of the Hilltop Farms development. A rezoning and preliminary plat were approved in 2022 for Hilltop Farms, and this final plat is consistent with that preliminary approval.
This plat will dedicate new utility (U/E), drainage (D/E), and sanitary sewer (S/E) easements. All roadways within the development will be dedicated as public right-of-way. This final plat is subject to the street excise tax of $0.215 per square foot of land area and the plat is subject to the traffic signal excise tax of $0.0037 per square foot of land area.

Action Needed:
1. Accept the dedication of land for public easements and public street right-of-way for Hilltop Farms, Second Plat (FP25-0028) (majority vote of the Councilmembers present required).
2. Reject the dedication of land for public easements and public street right-of-way and return the plat to the Planning Commission for further consideration with a statement specifying the basis for the Governing Body’s failure to accept the dedication (majority vote of the Councilmembers present required).
