Summary:
The following application is a request for a final plat of Solomon’s Porch located at 16560 Indian Creek Parkway, northeast of N. Mur-Len Road and W. Indian Creek Parkway within the C-O (Office) District. The replat will establish lot lines and dedicate public easements for one (1) commercial lot and vacate a portion of an existing public waterline easement to accommodate the construction of a proposed 19,772-square-foot facility, for Solomon’s Porch Assisted Living.
The plat dedicates utility (U/E), sanitary sewer (SS/E), drainage (D/E) easements, and water quality and quantity drainage (WQQD/E) easements. The plat also vacates a portion of an existing water main along the west side of the property and dedicates a new water line easement (WL/E) to serve a newly relocated fire hydrant to construct the assisted living facility. The final plat is consistent with the recently approved rezoning and preliminary site development plan (RZ25-0018).
As this is a replat of previously platted property, the plat is not subject to excise taxes

Action Needed:
1. Accept the dedication of land for public easements for the final plat of Solomon’s Porch (FP25-0040) (majority vote of the Councilmembers present required).
2. Reject the dedication of land for public easements and vacation of public water easements and return the plat to the Planning Commission for further consideration with a statement specifying the basis for the Governing Body’s failure to accept the dedication (majority vote of the Councilmembers present required).
