Summary:
This is a request to accept the dedication of land for public street right-of-way and public easements associated with the final plat of 175 Commerce Centre East. The final plat establishes lot lines for one (1) lot and five (5) tracts to accommodate the construction of one (1) industrial warehouse building.
The plat dedicates public street right-of-way for Hedge Lane and Monticello Drive. This plat also dedicates utility (U/E), sanitary sewer (SS/E), and a private access (A/E) easement. The final plat is consistent with the preliminary site development plan (RZ21-0008) and complies with the standards of the applicable zoning districts. This is the first of four phases in the 175 Commerce Centre East development.
This unplatted property is subject to the street excise tax of $0.215 per square foot of land area. This property is also subject to the traffic signal excise tax of $0.0098 per square foot of land area for industrially zoned property and $0.0576 per square foot of land area for the small sliver of BP zoned property along the south property line.
