Summary:
This is a request to accept the dedication of land for public street right-of-way and public easements associated with the final plat of Woodland Hills, Eighth Plat. The final plat will establish lot lines for 73 single-family lots and nine (9) tracts as part of the fifth phase of Woodland Hills North. The rezoning and preliminary plat (RZ21-0001) for Woodland Hills North were approved in 2021 and this final plat is consistent with those approvals.
The plat will dedicate utility (U/E), sanitary sewer (S/E), tree preservation (TP/E), drainage (D/E), and landscape (L/E) easements. All roadways within the development will be dedicated as public right-of-way. The plat is subject to a street excise tax of $0.215 per square foot of land area and a traffic signal excise tax of $0.0037 per square foot of land area.
During the September 28th Planning Commission meeting, a stipulation was modified regarding the timing of installation of amenities within certain phases of the development and was approved by the Planning Commission as reflected in the meeting minutes.
