Summary:

The following item is a request for a final plat of Hedge Industrial Park North First, a subdivision located southeast of W. 167th Street and S. Hedge Lane. The plat will establish lot lines and dedicate public easements and street right-of-way for one (1) industrial lot and one (1) tract on approximately 16.32 acres. This is the first phase of the Hedge Industrial Park North development, approved in 2025 and includes an approximately 215,000 square foot warehouse distribution facility on Lot 1.

 

Public utility easements (U/E) will be dedicated with this final plat. Public street right-of-way is dedicated with this plat for the construction of Erickson Street and the north half of W. 171st Street with the developer responsible for obtaining the south half prior to construction of public improvements.

 

This plat is exempt from street excise tax as it is located in the Hedge Lane Road Benefit District. The plat is subject to a traffic signal excise tax of $0.0098 per square foot of land area.

Action Needed:

1.                     Accept the dedication of land for public easements and public street right-of-way for the final plat of Hedge Industrial Park North First (FP25-0042) (majority vote of the Councilmembers present required).

2.                     Reject the dedication of land for public easements and public street right-of-way and return the plat to the Planning Commission for further consideration with a statement specifying the basis for the Governing Body’s failure to accept the dedication (majority vote of the Councilmembers present required).
