Summary:

The following application is a request for the final plat of Prairie Canyon, Third Plat, located southwest of College Blvd and K-7 Hwy. The plat will establish lot lines, dedicate public easements, and street right-of-way for 31 single-family lots and three (3) tracts on 11.28 acres within the Prairie Canyon Subdivision.

The property is part of the larger Prairie Canyon development, which was zoned to the R-2 District (RZ19-0014) and the R-1 District (RZ19-0012) in 2019 with an associated preliminary plat. A mix of single-family and two-family (duplex) lots was originally planned; however, the developer intends to develop the remaining phases to the east with single-family lots only, as shown on the revised preliminary plat.

The plat will dedicate new utility (U/E), sanitary sewer (S/E), sidewalk (SW/E), drainage (D/E), pedestrian access (P/A), and tree preservation (TP/E) easements. All roadways within the development will be dedicated as public right-of-way.

The plat is subject to a street excise tax of $0.215 per square foot of land area and a traffic signal excise tax of $0.0037 per square foot of single-family residential land area.
