Summary:

The applicant is requesting approval of a rezoning from the CTY RUR (County Rural) District to the M-2 (General Industrial) District and a preliminary development plan for Hedge Industrial Park on approximately 98.09 acres, located southeast of W. 167th Street and Hedge Lane. Rezoning to a City zoning district is required prior to development.

 

This proposal consists of six (6) speculative industrial buildings with a total building area of over 1.08 million square feet for warehouse and distribution-type businesses. A cohesive architectural design will be used throughout the development and buildings will use tilt-up concrete walls with form-liner reveals, blending with the architecture of the existing industrial buildings in the area.

 

The site is designated as an Industrial Area by the Future Land Use Map of PlanOlathe and is surrounded by industrially zoned properties to the north, west and south and unincorporated Johnson County to the east. The requested zoning district and development aligns with the PlanOlathe Comprehensive Plan and the standards of the Golden Criteria as outlined in the staff report presented to the Planning Commission.

 

On July 28, 2025, the Planning Commission held a public hearing for the proposed request with no individuals appearing to speak or provide comment. The Planning Commission voted 8 to 0 to recommend approval of RZ25-0005 as stipulated by staff.

Action Needed:

1.                     Approve Ordinance No. 25-26 for a rezoning from CTY RUR (County Rural) District to M-2 (General Industrial) District as recommended by the Planning Commission (4 positive votes required).

2.                     Deny Ordinance No. 25-26 for a rezoning from CTY RUR (County Rural) District to M-2 (General Industrial) District (5 positive votes required).

3.                     Return the rezoning application to the Planning Commission for further consideration with a statement specifying the basis for the Governing Body’s failure to approve or disapprove (4 positive votes required.
