Summary:

The following application is a request for a final plat of Cedar Creek Marketplace, located northeast of S. Cedar Creek Parkway and W. Valley Parkway. The final plat will replat a portion of two (2) existing lots and will establish lot lines and dedicate public easements and right of way for six (6) commercial lots and one (1) tract on 15.80 acres.

The proposed final plat will replat these lots in conjunction with the associated preliminary site development plan (PR25-0023) to construct 80,600 SF of commercial space, which was approved at the January 12th Planning Commission Meeting. The commercial development will include a Hen House supermarket, in-line retail, and 4 (four) commercial pad sites.

This plat dedicates utility (U/E), water line (WL/E), sewer (SS/E), drainage (D/E), water quality & quantity drainage (WQQD/E), tree preservation (TP/E), and cross access/parking (CA/PE) easements.  A small portion of the public right-of-way for W. Valley Parkway will also be dedicated with this plat.

Action Needed:

1.                     Accept the dedication of land for public easements and public street right-of-way for the final plat of Cedar Creek Marketplace (FP25-0038) (majority vote of the Councilmembers present required).

2.                     Reject the dedication of land for public easements and public street right-of-way and return the plat (FP25-0038) to the Planning Commission for further consideration with a statement specifying the basis for the Governing Body’s failure to accept the dedication (majority vote of the Councilmembers present required).
