Summary:

The applicant is requesting approval of a rezoning from the CTY PRN2 (County Planned Residential Neighborhood) District to the M-2 (General Industrial) District and a preliminary development plan for Lone Elm Commerce Center, Sixth Plat on approximately 60 acres, located northwest of W. 167th Street and Lone Elm Road. Rezoning to a City zoning district is required prior to development.

 

The project includes over 355,000 square feet of total floor area across three (3) industrial buildings and three (3) tracts, to be constructed in phases as a continuation of the existing Lone Elm Commerce Center to the west. The first building within Phase I will use tilt-up concrete walls and metal paneling, blending with the architecture of the existing industrial buildings in Lone Elm Commerce Center.

 

The City Council recently adopted the Elevate Olathe Comprehensive Plan (April 21, 2026), which designates this area as Industrial. At the time of the public hearing, the PlanOlathe Comprehensive Plan designated the subject property as Industrial Areas, Employment Area, and Primary and Secondary Greenways on the Future Land Use Map. The requested M-2 zoning district directly aligns with both the former and newly adopted Future Land Use designations.

 

Additionally, the proposal meets the standards of the Golden Criteria as outlined in the staff report presented to the Planning Commission.

 

On April 13, 2026, the Planning Commission held a public hearing for the proposed request with no individuals appearing to speak or provide comment. The Planning Commission discussed questions regarding the proposed outdoor storage area, which is speculative at this time. After discussion, the Planning Commission voted 6 to 0 to recommend approval of RZ26-0003 as stipulated by staff.
