Summary:

The applicant is requesting approval of a rezoning from the CTY RUR (County Rural) District to the M-2 (General Industrial) District and a preliminary development plan for Frontier Trails Logistics on approximately 70 acres, located northwest of W. 175th Street and US-169 Highway. Rezoning to a City zoning district is required prior to development.

 

This proposal consists of one (1) speculative industrial building with a total building area of 1,006,800 square feet for a warehouse and distribution facility. The building will be constructed of painted and textured tilt-up concrete panels with upper-story glass, and ground floor glass on the primary facades. The development meets all UDO requirements and no waivers are requested with this application.

 

The subject property is designated as Industrial on the Elevate Olathe Future Land Use Map. The site is adjacent to an industrially zoned property to the west, agriculturally zoned property to the north and south, and undeveloped property located in Spring Hill to the east. The requested zoning district and development align with the current Future Land Use designations and the standards of the Golden Criteria as outlined in the staff report presented to the Planning Commission.

 

On September 14, 2026, the Planning Commission held a public hearing for the proposed request, with one individual appearing to speak on behalf of the property owner to the north. The individual stated that the property owner initially had concerns about access to the northern property but now supports the project due to the addition of the collector road, which extends to the north and south property lines. Following discussion, the Planning Commission voted 8 to 0 to recommend approval of RZ26-0011 as stipulated by staff.
