Summary:
City staff received a Neighborhood Revitalization Program application for the property located at 313 N. Chestnut Street. The development plan is for a new law office for My Child Advocate. The application is to demolish the existing single-family residential house. The improvements requested are for the construction of a commercial 4,291 square foot two-story professional office building with four parking stalls. The construction will include new sidewalks, landscaping, underground electrical, wrap-around porch, along with masonry and lap-siding façade.
The rezoning from residential to commercial was approved by City Council at the August 6, 2019 meeting.
The improvements are estimated to cost $703,000.
Per Resolution 17-1079, commercial and industrial projects with a projected assessed value increase exceeding $250,000 are subject to Governing Body approval.
The property has a 2019 assessed value of $18,665 and is current on property taxes.
The applicant will be present at the Council meeting for any questions.

Financial Impact:
The City will rebate the property owner 80% of the increase in assessed valuation for a period of 10 years.
