Summary:

The applicant is requesting a special use permit for a Conference and Retreat Center for Imagine This KC located at 620 N. Lindenwood Drive. Imagine This KC hosts events including corporate occasions, public engagements, and private gatherings. The event space is proposed to occupy a portion of an existing building with two existing tenant spaces. The event space will occupy the south side of the building formerly utilized for industrial uses, and the existing indoor athletic business operating on the north side of the building will remain.

 

The existing parking lot contains 117 parking spaces, and the UDO requires a minimum of 57 spaces to accommodate the proposed and existing uses. The applicant and existing business owner have determined that during times of overlap the athletic facility will utilize the south portion of the parking lot, and the event space will utilize the north, east and west portions of the parking lot. Additionally, the parking lot has been restriped and new landscaping will be added to supplement existing landscaping.

 

The public hearing was held on February 26, 2024 and no individuals spoke and no public correspondence was received by staff. The Planning Commission voted 6-0 to recommend approval of SU24-0001 as presented in the meeting minutes.

Action Needed:

1.                     Approve Resolution No. 24-1012 for a special use permit for a conference and retreat center (majority vote of the Councilmembers present required).

2.                     Deny Resolution No. 24-1012 for a special use permit for a conference and retreat center (five positive votes required).

3.                     Return the application to the Planning Commission for further consideration with a statement specifying the basis for the Governing Body’s failure to approve or disapprove (majority vote of the Councilmembers present required).
